🏊 Pool Animal and Service Animal Reminder

June 26, 2026 - To help keep the Surrey Ridge pool clean, safe, and compliant with Florida Department of Health rules, pets and other non-service animals are not allowed inside the fenced pool area.

Service animals may accompany an individual with a disability, or a service-animal trainer, on the pool deck/fenced area, but service animals may not enter the pool water. Florida law defines a service animal as one trained to do work or perform tasks for an individual with a disability.

💵 Semi-Annual Dues Due July 1st, 2026

Semi-Annual HOA dues of $197.50 are due on July 1st, 2026.

🎉 For the first year since revitalization, dues have not been raised year-over-year. Due to exceptional 2026 assessment payment history, an outstandingly low 0.7% delinquency rate, and strong financial controls by the self-managed Board of Directors, the Association will not seek a $150 per household special assessment to cover the $21,450.00 unbudgeted perimeter wall repair.

🏊 Pool Passes Florida Health Inspection with Flying Colors

December 31st, 2025 - To close out 2025, the Florida Department of Health conducted our pool health inspection and we passed in record time!

As soon as the inspector arrived, it became very clear how meticulously maintained all of our records, chemistry, and cleanliness are. A great deal of care was put into quality facilities management. In under ten minutes, we got the thumbs up that our shining report is in the mail.

🌳 Phase II: Island Revitalization Project

Phase II of our community island revitalization project is now underway! Following the success of Phase I, we're continuing to beautify our community islands with new plantings and landscaping improvements.

Recent Additions: Beautiful Magnolia trees have been planted with vibrant Violas and Pansies providing seasonal color. While we're seeking Dwarf Knockout Roses for spring planting, the Violas offer an attractive and cost-effective solution for the winter season.

Note: The newly transplanted Magnolias have buds that we hope will bloom once they adjust to their new location. The plants should perk up soon as they establish their roots.

Call for Nominating Committee Volunteers — 2 Homeowner Members Needed

Bylaw Reference (Article VI, Section 2(A))

"A) Nomination. Nomination for election to the Board of Directors shall be made by Nominating Committee. Nominations may also be made from the floor at the annual meeting. The Nominating Committee shall consist of a Chairman, who shall be a member of the Board of Directors, and two or more members of the Association. The Nominating Committee shall be appointed by the Board of Directors prior to each annual meeting of the members to serve from the close of such annual meeting until the close of the next a annual meeting and such appointment shall be announced at each annual meeting. The Nominating Committee shall make as many nominations for election to the Board of Directors as necessary, but not less than the number of vacancies that are to be filled. Such nominations may be made from among eligible members of the Association. Nominations may be made in writing to the Nominating Committee no later than thirty (30) days prior to the annual meeting."

What We're Doing

We are forming the Nominating Committee: one Board member as Chair (likely Ryan Sakhleh) plus two non-board homeowner members. The committee will identify and submit nominees it believes would serve the community well as Board members when positions open or elections occur.

Who Can Be Nominated

  • Current Board members whose 1 year term is ending and may be considered for re-nomination
  • Newly seated Board members who have only had few days on the board due to a recent appointment (Avinash Ramotar)
  • Any deeded homeowner from the community interested in serving and throwing their name in the hat to be a candidate

Our objective is to ensure a free and fair opportunity for all homeowners who feel compelled to serve. We want a transparent nomination path so the interests of all 145 homeowners are represented and no positions become effectively unchallengeable simply due to process confusion.

Next Steps

The New Board will appoint the Nomination Committee within days due to no such existing committee having been set up by prior board and was not following the bylaws.

🌿 Entrance Island Beautification — PHASE I Complete (November 2025)

The new board has successfully completed PHASE I of the entrance island revitalization project, transforming the neglected landscaping into a welcoming gateway for Surrey Ridge residents and visitors. This marks the beginning of ongoing community improvements!

🌟 Project Leadership: Led by Director Julia Cross, this initiative showcases dedicated volunteer leadership working to enhance our community.

  • Complete Landscape Refresh: Removed overgrown, dying plants and installed fresh, healthy native plantings
  • Professional Mulching: Applied fresh black mulch throughout all island beds
  • Irrigation Restoration: Repaired and activated irrigation system for proper plant maintenance
  • Palm Tree Care: Professional trimming and maintenance of existing palm trees
  • Community Volunteer: Special recognition to homeowner Orlando Camacho for ongoing maintenance assistance

Board Meeting — January 18, 2026

The Board held its regular meeting by Zoom at 7:02 PM. Six of seven directors were present, quorum was established, and the following items were addressed:

  • Minutes Approved: November 16, 2025 minutes approved unanimously.
  • Treasurer’s Report: Bank balance reported at $55,211.77 with dues collection progressing well and delinquencies reduced to single digits at year end.
  • Resolution 2026-001: Settlement agreement approved on a delinquent account with approximately $2,000 in recovery tied to a payment plan.
  • Pool and Common Areas: Board reviewed pool chemistry optimization, energy savings, and common-area operations.
  • Brick Wall Repair: Board continued tracking funding and repair planning, with bad debt recovery identified as a funding source and no special assessment proposed at that stage.
  • Island Revitalization: Julia Cross reported completed holiday décor, lighting updates, and Phase II planting work.
  • Website and Technology: Ongoing website/API improvements were reported to support transparency and operations.
  • Education Compliance: Directors and the Secretary were reported on track or complete for required education hours.

📌 Meeting adjourned at 7:34 PM. Approved minutes and board summaries are now surfaced more clearly on the public website.

Results of the Annual Meeting — September 15, 2025

Thank you to all Surrey Ridge homeowners who participated in-person and by proxy! Below is a summary of the meeting outcomes:

  • Quorum Achieved: 57 members represented (in person + proxy), exceeding the 49 required.
  • Election Results:

    • 🏆 Avinash Ramotar — 51/55 votes (92.7%) — Elected to the Board
    • 🏆 Scott Davis — 50/55 votes (90.9%) — Elected to the Board

  • Officer Roles: Officer positions are selected by the Board in accordance with the governing documents.
