Landscaped common-area planting beds at Surrey Ridge

Protecting the landscape investment

Smart Irrigation and Landscape Protection

Runtime visibility, rain awareness, and targeted hot-weather watering help the Association use water deliberately and respond when irrigation does not operate as expected.

Surrey Ridge uses a combination of scheduled irrigation, rain-related safeguards, targeted micro-irrigation, and operating records. Supplemental watering protects vulnerable planting beds during sustained heat; it does not replace the normal irrigation program or authorize unrestricted watering.

What this improves

Protects new plantings

Targeted watering supports recently improved common-area beds during unusually hot conditions.

Reduces uncertainty

Start, stop, and runtime information helps distinguish a completed cycle from a failed or interrupted one.

Supports responsible use

Rain status, daily limits, and controlled durations reduce unnecessary watering.

What the system considers

Scheduled zones

Common-area irrigation cycles are observed so completed and missed operation can be documented.

Rain conditions

Rain-related status is checked before supplemental watering proceeds.

Sustained heat

Outdoor temperature information identifies extended heat that may threaten sensitive beds.

Actual runtime

Completion records preserve how long a watering phase operated instead of assuming the programmed duration occurred.

From condition to watering

1. CheckConfirm conditions

Heat, rain status, daily limits, and equipment availability are reviewed.

2. TargetSelect approved beds

Only the intended common-area micro-irrigation zones are included.

3. RunApply a limited cycle

Watering occurs for a controlled period within the approved operating window.

4. RecordPreserve the result

Start, completion, runtime, and any interruption are documented.

What homeowners gain

  • Better protection of Association-funded landscaping
  • Clearer evidence when irrigation service is interrupted
  • More deliberate supplemental watering during extreme heat
  • Operating history for repairs and future planning
The Association's irrigation decisions use actual operating and weather information. Dawn and dusk information is supplied separately and does not trigger supplemental watering.
